The demand among travelers who choose a vacation home to spend their holidays in the Canary Islands continues to grow compared to the previous year and is the preferred accommodation for many young people, families and middle classes.
In November 2024, the occupancy among the 2,000 members who responded to the survey by the Canary Islands Vacation Rental Association (ASCAV) reached 90% in December 2024 and exceeded 93% in January 2025.
Prices also increased by around 10% compared to a year ago, more than hotels in Lanzarote, for example, which increased their rates by 7% in January compared to the same month last year.
The amount of the average stay in a vacation home in the Canary Islands is 1033.76 euros and the average stay is 7.4 days.
ASCAV highlights its role in training its members and providing them with the latest dynamic pricing modulation technologies based on Artificial Intelligence.
It also highlights the Association's commitment to offer "quality in homes and provide an exquisite service".
An immense majority of small owners
ASCAV recalls that 89% of vacation homes in the Canary Islands are in the hands of small individual owners and that the economic impact, according to data provided by the Ministry of Tourism of the Government of the Canary Islands, exceeds 1,700 million euros.
The association also highlights the report by the College of Economists of Las Palmas de Gran Canaria, which calculated that the spending of tourists staying in VV outside accommodation exceeds 51% (compared to 34.85% of hotels), "which makes it possible to boost multiple sectors, creating wealth and economy outside accommodation".
"Once the mantra that vacation homes are an important source of detraction of residential housing has been overcome, as reflected in a multitude of external reports, there is no reason not to consolidate the existing offer in the new Draft Law currently being debated in Parliament," ASCAV said.
"Tourism is the heritage of allCanarians and ASCAV has always promoted that not only owners and intermediaries of vacation homes benefit from it, but that the maximum of the economy generated by tourism remains in the islands. This is where the corresponding taxes must be paid to create benefits for the entire society," they summarize.
