The standard rental apartment in the Canary Islands registered an average rental price of 13.03 euros per square meter in September 2025, which represents a quarterly decrease of -2.47%, the most intense in Spain.
Compared to September 2024, it grew by 0.54%, the lowest in the national ranking of increases. Monthly, it decreased by -0.31%, the most significant cut in the country. The data comes from the latest quarterly rental price report from pisos.com.
However, the Canary Islands is still the fifth most expensive autonomous community for tenants, behind Madrid (21.47 euros per square meter), among others. For its part, rental housing in Spain had an average price of 13.79 euros per square meter in September 2025. This figure marked a monthly increase of 0.73% and a quarterly increase of 2.99%. In the year-on-year comparison, it grew by 16.18%.
Compared to June 2025, Santa Cruz de Tenerife (-3.29%) was the Spanish province that fell the most, and Las Palmas (-0.41%) was the fourth that fell the least. In the year-on-year variation, Santa Cruz de Tenerife (0.07%) was the province that increased the least in the country, and Las Palmas (1.17%) was the second.
With 13.71 euros per square meter in September 2025, Las Palmas was the sixth most expensive province in the country, while Santa Cruz de Tenerife, with 11.97 euros, was the seventh.
As for the Canarian capitals, Santa Cruz de Tenerife (0.69%) grew slightly more than Las Palmas de Gran Canaria (0.32%), which was the second-lowest to rebound in Spain.
From one year to the next, Las Palmas de Gran Canaria (-6.17%) was the ninth most depreciated in the country. Santa Cruz de Tenerife (-4.70%) contained its adjustment somewhat more. In the section on average monthly rents, Las Palmas de Gran Canaria (13.60 euros per square meter) was the ninth most expensive in Spain, while Santa Cruz de Tenerife (11.93 euros) occupied the thirteenth position in this same list.
